Our story
Founded in 1997, Palomino Development has served the Roaring Fork Valley's growing need for real estate projects, residential and commercial, through a commitment to delivering results. We started out buying and renovating houses and apartment complexes, but in 2019, we took a collective leap of faith and went all in on re-birthing the business for future generations - some quitting our corporate jobs in pursuit of doing something we love and to be able to spend more time with our family. Within a few short months of reprising the company we successfully bought and obtained entitlements for a multi-family project in the Valley - our very first project together a family owned company. Our combined talents are our strength. We've worked in the industry for a combined total of 100 years! It's our greatest advantage and what we're the most proud of. We've poured all that hard-earned knowledge into our work and now we're focused on transforming new dreams into reality.

Our Team
Piper Horton
Design, Development and Acquisition
Piper is our creative juice. She's instrumental in bringing our projects to life and perfect to bring stylish with smart and responsible design choices. She too, has renovating in her blood. She and her husband renovated and sold a 1910-era home in the historic City Park area of Denver. Piper has spend the last 15 years in corporate marketing roles, recently quitting a role with Amazon to focus more on the family business. She's a graduate of CSU (go rams!) with a BS in Business Administration and Marketing and has received her MBA from CU Denver. Her love for creating design boards, interior layouts and coming up with exciting marketing projects is where you'll see her be the most involved. She's the powerhouse behind the color schemes, tile selections and layouts.
Despite establishing her roots in Denver, Piper's connection to the valley remains strong. Regularly seeking solace and inspiration, she and her family are in Glenwood for work or fun regularly. Piper and her husband Scotty and their two beautiful little girls, Sloan and Stella are also owners of Bentlee Investments and Harper x Bentlee Interiors.
Mogli Cooper
Land Planning & Real Estate Consulting
Despite telling everyone that she's in retirement, Mogli is our larger-than-life unstoppable energy source. She's the balance of opposite forces to Tate's need for organization as she leads the master planning and real estate transactions. Mogli has spent 40 years in real estate where she's started 2 real estate companies, selling hundreds (yes, hundreds) of properties in commercial & residential and notably started her second career in building and co-owning Iron Mountain Hot Springs. She's a visionary without a plan and the determination to push all boundaries to achieve something big. Mogli is living proof that you can do all things self-taught. She came to the US from Switzerland at the age of 20 without a high school diploma. She's gone on to literally climb mountains - just ask her about Aconcagua and Kilimanjaro. She has led the new builds of dozens of homes and multi-family units in the Roaring Fork Valley. Mogli and her husband, Coop live in Aspen Glen with their pup Elwood. When she's IN "retirement" mode she loves to load up her RV "Lola" and travel to all new places in the U.S. Her goal is to travel to all the national parks. She's also taking a liking to watercoloring and playing sweet tunes on her accordion.
David Cooper
Land Surveying
Coop is our resident jokester and if you want to see cool s$@t, talk to him. He has all the gadgets to help make our jobs easier. From drone flying to his technique and art for surveying, Coop blends art with science. Coop has lived in the Roaring Fork Valley since 1978 and is a native to Colorado. In addition to his decent golf handicap, Coop has spent 40 years in the land and construction surveying business, running his own business for 16 years and working for other survey/engineering firms in the Roaring Fork Valley during the remaining years. He now helps us find and set the needed survey corners and is our resident name generator for all things quirky - just ask Tate about having to cash checks from "Turtlepoop, Inc", Coop is always there to lighten the mood. When he's not tinkering at home, Coop likes to spend most of his free time either on the practice range or with his wife Mogli and pup Elwood at their cabin in Paonia. He's a born golfer - never bragging but always winning.
Tate Fairbanks
General Contractor & Field Engineer
Tate is our "man with the plan" all while being cool, calm and collected. He's there to make sure everything is done within budget and on time - maybe adding a few gray along the way;) Tate started his construction endeavor getting his B.S. in Architectural Engineering and an M.S. in Structural Engineering, from CU Boulder. He spent the first five years of his career as a bridge engineer in Denver and branched out on his own by opening general contracting company (construction, excavation, demolition and site works) in the Roaring Fork Valley. Tate is a licensed Professional Engineer and a licensed General Contractor. This has given him an opportunity to learn construction from beginning to end - earning high regard for his attention to detail and willingness to get the job done. Tate has construction in his blood. Ever since he was little, he always wanted to know how things worked and were built. He's constantly learning. He renovated his first house, entirely on his own and is now working on this third. Growing up in the valley, Tate has developed a solid foundation with lasting relationships through his experience working with subs, clients and vendors alike. His 5 year goal is to incorporate green construction practices, utilizing innovative building products, plus means and methods of construction to improve building science on projects around the Valley. When Tate's not in the field, he enjoys hunting, working in his wood and metal fab shop, enjoying all the things the valley has to offer.
